What cookies are
Cookies are small files a website stores on your device to make it work, to remember your choices, and to understand how it is used. We also use similar technologies such as pixels, tags, and browser storage, which we refer to together as “cookies” on this page.
Your choices
When you first visit, a banner lets you accept or reject the cookies that are not strictly necessary. Strictly necessary cookies always run, because the site cannot work without them. Analytics and advertising cookies run only if you accept them, and until you do, we do not load them. You can change or withdraw your choice at any time here or from the cookie settings link in the footer, or by clearing cookies in your browser.
The cookies we use
The exact names and durations below are set by each provider and can change; the tables show typical values. Cookies grouped as “consent required” are only set once you have accepted them.
Strictly necessary (always active)
These keep the site secure and working. They do not require consent.
| Cookie / provider | Purpose | Duration |
|---|---|---|
| Hosting and routing (Vercel) | Delivers pages, balances load, and provides basic security so the site runs correctly. | Session |
| Cookie preferences (DIEZ) | Remembers the cookie choices you have made on the banner. | Up to 12 months |
| Anti-spam (Cloudflare Turnstile, where enabled) | Tells real people from automated bots when you submit a form, to stop spam. | Session / short-lived |
Functional (stored on your device)
These remember your choices. They stay in your own browser.
| Item | Purpose | Duration |
|---|---|---|
| Shortlist (browser storage) | Remembers the properties you save, so they travel with you and can be sent with an enquiry. Stored only in your browser, not on our servers. | Until you clear it |
Analytics (consent required)
These help us understand how the site is used so we can improve it. We only set them if you accept.
| Cookie / provider | Purpose | Duration |
|---|---|---|
| Google Analytics 4 (Google) · _ga, _ga_* | Measures visits and how pages are used, in pseudonymised form, to help us improve the site. | Up to 24 months |
Advertising (consent required)
These measure our advertising and let us show relevant ads to people who have visited the site. We only set them if you accept.
| Cookie / provider | Purpose | Duration |
|---|---|---|
| Google Ads (Google) · _gcl_* | Measures ad conversions and supports remarketing. | Up to 90 days |
| Meta Pixel (Meta) · _fbp | Measures and targets our advertising on Facebook and Instagram. | Up to 90 days |
| LinkedIn Insight Tag (LinkedIn) · bcookie, li_* | Measures and targets our advertising on LinkedIn. | Up to 180 days |
Managing cookies in your browser
Beyond our banner, you can block or delete cookies through your browser settings. Each browser explains how in its help pages (Chrome, Safari, Firefox, Edge, and others). Blocking strictly necessary cookies may stop parts of the site from working.
Turning off advertising with the providers
You can also manage advertising directly with each provider: Google through its Ads Settings and the Google Analytics opt-out add-on, Meta through your Facebook and Instagram ad preferences, and LinkedIn through your LinkedIn account settings.
More information
Our Privacy Policy explains how we use the data these tools collect and the rights you have, and our Legal Notice covers the site’s terms. Eachprovider also publishes its own cookie and privacy policy (Google, Meta, LinkedIn, Vercel, Cloudflare, and Zoho).
Changes to this policy
We update this list as the tools we use change. The date at the top shows when it was last revised.
