Some homes never reach the market

Not every development we represent is listed here. We hold over 300 along the Costa del Sol, most of them off-market.

Let us help you find it

What has to be true before a project appears here

We visit the site, study the plans, and meet the architect or developer before a development is listed. Then we stay beside you through reservation, contract, and completion.

01Walked, not scraped
We visit the site, and the show unit where one exists. If we have not stood on the plot, the project does not carry our name.
02The developer holds up
Track record, licences, and financing, checked before the renders get a say.
03Guaranteed payments
Stage payments must sit behind a bank guarantee, as Spanish law provides. We confirm it before you reserve.
04Priced against the finished
The numbers are checked against completed homes nearby, not against other launches.

Buying off-plan, in order

Four stages, each one protecting the next. You commit gradually, and the guarantees grow with the building.

    Reserve

A reservation fee takes the unit off the market while the legal checks run.

  2. 02

    Private contract

The full terms: specification, delivery date, payment plan, and the bank guarantee, reviewed before you sign.

  3. 03

    Build and stage payments

Payments follow construction milestones, each covered by the guarantee. We watch the site as it rises.

  4. 04

    Completion and keys

A rigorous snagging inspection, then the notary, the keys, and the warranty on the finished home.

All guides

Off-plan, answered plainly

The questions buyers ask us most before reserving a new development on the Costa del Sol. For the full picture, the guides above go deeper.

Is buying off-plan on the Costa del Sol safe?

It can be, with the right safeguards: a licensed developer, a bank guarantee on your stage payments, and a clear completion clause. DIEZ checks the developer's track record and the legal structure before you commit, and flags any project where the numbers or the timeline do not hold up.

How are payments structured when buying off-plan?

You pay in stages rather than all at once: a reservation fee, a portion at the private contract, instalments during construction, and the balance at completion in front of the notary. Spanish law requires the developer to secure your stage payments with a bank guarantee, which we verify before you reserve.

Does DIEZ charge the buyer a fee?

No. Our service is free for buyers. We are paid from the standard sale commission already built into the price, the same as any agency, so advice, viewings, and negotiation cost you nothing extra.

What does DIEZ check before recommending a development?

Orientation and light, the realistic finish quality versus the renders, the service-charge forecast, the developer's record, and whether the price holds up against finished resale stock nearby. If the substance does not match the presentation, we tell you.
